영문 초록

Historically, the zoning regulation have en introduced in an effort to suppress the disorderly mix of land uses and consequent negative extemalities so lhal the asset vaJue of the real properties could be safe1y preserved. For the J;llllWse, the Euclidean zoning have adopted the hierarchicaVcumulative and exclusive allocation of land uses by grouping an in- kind uses 。 land. on the other hand, however, the zoning system also has en criticized in that it brought abωt unexpected consequences such as residential segregation and increa si commuting distances. Furthermore, some have even claimed that it has no effects in sheltering the re asset vaJues This study, in this contexl, tries to review the theoretica1 debates surrounding such issues as above and to empirically investigate lhe changes în land prices that occur due to the up- zoning case in urban di stricts, taking Wangshimri area in seoul City as the sludy area. The study specifi a hOnLC pnce mαiel composed of various independent variables eresenting the physical locational characterisLics that are assumed 1。contnbute to the land price. The explaìning power of the model (the R- SQuared vue) is estimated to be 0.85‘ and most of the explaining variables show high levels of significance. The regression analysis clearly evidences significant influences of up- zoning 00 the rising land prices
