국문 초록

기존의 주택구입능력에 관련한 연구는 소득분위를 중심으로 연구되었으나 주택구입 능력에 영향을 미치는 자산을 포함한 연구의 수행이나 구체적인 논의는 충분하게 이루어지지 못했다. 따라서 본 연구는 첫째 소득과 자산을 결합하여 자산.소득계층으로 재분류하여 각 계층별 가구의 특성을 분석하였다. 둘째 각 계층별 주택구입능력을 추정하여 입주가능성 여부를 검토하였다. 본 연구에서는 현재 정부에서 공급하고 있는 보금자리주택을 대상으로 활용하여 계층별 주택구입능력의 실제효과를 분석하였고, 대출의 경우에는 보금자리론을, 자산.소득제약의 효과를 위해서는 투기지역과 비투기지역으로 나누어 분석하였다. 분석결과에 따르면, 주택구입능력은 소득보다는 자산의 영향이 있는 것으로 나타났고 주거비지불능력에서는 소득에 연관성이 있다는 것을 제시하였다. 또한 분양형 주택보다 분납(지분)형 주택을 공급하였을 때 다양한 자산.소득계층이 주택을 구입할 가능성이 있었다.

영문 초록

This study attempted to analyze the characteristic of household by class by combining income and assets and reclassifying them their class. Second, an attempt was made to calculate whether or not there was the possibility of occupancy by calculating the ability to purchase housing by class. Especially, an attempt was made to examine whether there was the possibility of occupancy among the income classes difficult to buy housing through the loan by dividing the type of housing supply into the housing of sales type and the housing of installment payment. An attempt was made to analyze the Bogumjari mortgage loan in case of the loan and the effect of asset and income constraints by dividing it into the area of speculation and the area of non-speculation. According to the results of analysis, it was found that the ability to purchase housing was influenced by assets rather than by income and that the ability to pay housing expenses was related to income. And it was also found that various asset and income classes might buy housing when the housing of installment type was supplied for them rather than the housing of sales type.
