국문 초록

주택을 소유하고 있지만 다른 지역에서 전·월세의 형태로 거주하고 있는 사람들이 꾸준히 증가하고 있음에도 불구하고, 기존문헌에서는 이들을 무주택자로 취급하는 경우가 종종 있었다. 이러한 혼용은 주택의 자가점유와 자가보유의 개념을 명확히 구분하지 못하고 혼용하여 사용함으로써 발생했던 것이기도 하지만, 유주택 임차인에 대한 사회적 관심이 부족했던 탓에 기인한 것이다. 본 연구에서는 주택의 점유 및 보유 형태에 대한 개념 정의를 보다 명확히 하고, 기존 문헌에서 경시되어왔던 유주택 임차인의 특성을 분석하기 위해 세 가지의 서로 다른 기준을 정하였다. 세 가지 서로 다른 분석은 (1) 자가 對 전·월세 (2) 유주택 對 무주택, (3) 유주택자 중 자가 對 전·월세로 나뉘어 각각의 선택에 영향을 미치는 가구주의 특성에 대해 분석을 시도하였다. 분석결과, 자가/전·월세, 유주택/무주택에 영향을 주는 요인들은 기존의 연구결과와 크게 다르게 나타나지 않았다. 하지만, 유주택자 중 자가/전·월세 분석에서는 학력이 높고 전문·사무직에 종사할수록 전·월세의 형태로 거주하는 특성이 두드러지는 것으로 나타났다. 이러한 가구가 향후에도 꾸준히 증가할 것으로 예상되는 현실 속에서 유주택자들이 임차를 택하게 되는 요인들에 대한 보다 세밀한 연구와 관심이 필요하다고 판단된다.

영문 초록

It has been considered that people who live in owner-occupied and rental dwellings are different in terms of their socio-demographic characteristics. Over the last few decades, there has been a noticeable increase in the number of households who reside in the rental housing while owning their home in other places. Much attention has not been paid to the home owing renters and in the previous literature, this type of renters has been considered as non-home owners. This study tires to clarify the dwelling conditions which can be divided into three different categorizations: (1) owner-occupier v.s. renter; (2) home owner v.s. non-home owner; and (3) owner-occupier v.s. home owning renter. The main purpose of this study is to identify the factors affecting people's choice of dwelling conditions based on the three different conceptual categorizations. The 2% sample of 2005 Korean Census of Population and Housing Data was used to investigate the characteristics of people, and the three different logit models were applied to estimate the choice probabilities of each variable. The main result of the study is that there are clear differences of socio-demographic characteristics between renter and home owning renter. It can be suggested from the findings that considering the increasing importance of the home owing renters, more careful consideration should be given to this type of people in the future research.
