  1. CONTENTS
  (1) RESEARCH OBJECTIVES
  The impact of Neighborhood Characteristics on the amount of Security Deposit under a Commercial lease is empirically modeled and tested.
  (2) RESEARCH METHOD
  Regression Method
  (3) RESEARCH FINDINGS
  The theoretical basis for the study is based on the value of retail rental property. The data includes information on the amount of Security Deposit under a Commercial Lease and Neighborhood Characteristics for 96 trade areas in Korea.
  2. RESULTS
  The results provide evidence that, using the Regression method, Retail Property Premium, volume of one a weekend 10years old female foot Traffic at 12:00-13:00, Number of the Commercial facilities in the trade area variables do affect on the amount of Security Deposit under a Commercial Lease of the 96 major trade areas in south korea largely. In summary, Neighborhood Characteristics are exposed to determine the amount of Security Deposit under a Commercial Lease in Korea.
