주택가격 급등기 아파트 증여 영향요인 분석: 부동산 규제 특성 중심으로

국문 초록

2020년을 기점으로 우리나라 부동산 시장은 아파트 가격을 중심으로 이례적으로 가파르게 상승하였다. 아파트 가격 상승 당시 다주택자에 대한 과세 및 규제가 강화된 가운데 증여가 증가하였다. 증여에 대한 연구는 과거 세법 및 회계적 관점으로 선행연구에서 주로 연구되어 왔다. 본 연구는 주택가격 급등기인 2020년부터 2023년까지 증여를 결정짓는 주요 영향요인은 무엇인지 밝히고자 지역 주택시장의 특성이 ‘아파트 증여건수’에 어떤 영향을 미치는지 다중회귀분석을 실시하여 실증적으로 비교 분석하였다. 분석 결과 아파트 거래에 영향을 미치는 요인은 매매가격 상승률, 고령인구비율, 종합부동산세 결정세액(주택분), 수도권(더미변수), 규제지역(더미변수), 1주택 초과 가구수 로 나타났다. 본 연구는 이러한 결과를 바탕으로 정부의 부동산 시장 규제 정책 및 지역주택 정책 등 부동산 정책 수립의 기초자료가 될 것이다.

영문 초록

Since 2020, the Korean real estate market has risen unusually steeply, mainly in apartment prices. With the continuous rise in apartment prices, gifts increased especially in situations where taxation and regulations on multiple homeowners were in effect. Research on apartment gifts has been mainly conducted in the past but considered only the perspective of tax law and accounting. Hence, this study conducted multiple regression analysis and empirically compared and analyzed how the characteristics of the local housing market affect the number of apartment gifts from 2020 to 2023, the period of soaring housing prices. The findings demonstrated that the most common factors influencing apartment transactions were as follows: increase in sales price, the ratio of the elderly population, the amount of tax determined by the comprehensive real estate tax (for housing), the metropolitan area (dummy variable), the regulated area (dummy variable), and the number of households exceeding one house. Based on these results, this study is expected to provide fundamental data for real estate policy establishment, such as the government's real estate market regulation policy and local housing policy.
