신시가지 개발에 따른 구시가지 변화에 관한 연구

국문 초록

지난 반세기동안 인구, 면적, 경제규모에 초점이 맞추어져 있었던 우리나라는 물리적 확산중심의 개발방식을 추구하였다. 특히, 주택부족문제를 해결하기 위한 신시가지 개발은 구시가지에 쇠퇴를 야기하였다. 이에 따라 본 연구는 신시가지 개발이 구시가지에 어떠한 영향을 끼치는가에 대하여 이를 유형화하고, 이에 대한 영향요인을 분석하였다. 분석결과는 다음과 같다. 신시가지 개발에 따라 많은 도시에서 구시가지의 쇠퇴악화를 경험하고 있으나 일부 도시들은 오히려 구시가지의 쇠퇴완화 현상을 나타내고 있음을 관찰할 수 있었다. 이러한 도시별로 구시가지의 변화패턴이 차이를 나타내는 이유는 개별 도시들의 인구·사회·경제·물리적 특성이 상이하고, 이러한 특성들이 구시가지 쇠퇴에 미치는 영향력의 크기와 형태가 상이하기 때문인 것으로 추정된다.

영문 초록

Over the half a century, South Korea has been pursed by development method of physical distribution; mainly Focus on population, area and economic scale. Especially, New Town Development to solve housing shortage problem caused the decline of the Old Town. For this reason, The purpose of this study are classify the influence pattern on the Old Town by New Town Development and analysis on influence factors about this. The main results are the followings. According to the new town development, many cities experience the deterioration of old towns, but some cities can be alleviated that the decline of old towns is shown It turns out that the changing pattern of old town is different from city to city depending on the population, socio-economic and physical characteristics of the individual cities are different, and it is presumed that these characteristics are due to the difference in the size and shape of influence of old towns' decline.
