중소도시 아파트 분양가 결정에 관한 연구

국문 초록

본 연구의 목적은 기존 시장가격이 다양하게 형성되어 있지 않은 대상 지역의 아파트 분양가격 수준을 알아보기 위해 헤도닉 가격모형과 가격민감도 모형을 활용하여 실무에 적용할 수 있는 실증분석을 실시하였다. 본 연구는 기존의 실거래가격 자료와 시장분석을 통한 헤도닉가격모형과 잠재적 수요자인 지역민들을 대상으로 직접 지불의사를 추정한 가격민감도 모형을 비교함으로써 다각도로 주택가격 추정하였다. 연구의 결과를 요약하면 천안시의 아파트 실거래 가격 및 단지 특성을 고려한 헤도닉가격모형의 추정가격은 ㎡당 약 464만 원으로 추정되었고, 보정계수를 적용한 추정분양가는 3.3㎡당 약 1,353.2만 원으로 추정되었다. 천안시 일반시민을 대상으로 한 설문자료를 활용하여 가격민감도모형의 결과는 적정가격이 1,360만원/3.3㎡, 관련 전문직을 대상으로 한 추정결과는 1,380만원/3.3㎡으로 추정되었다.

영문 초록

The purpose of this study was to conduct an empirical analysis applicable to practice using the hedonic price model and price sensitivity model in order to find out the level of pre-sale prices of apartments in the target area where the existing market prices were not formed in various ways. This study estimated house prices from various angles by comparing the hedonic price model through market analysis with existing actual transaction price data and the price sensitivity model that estimated direct payment willingness for local residents, who are potential consumers. Summarizing the results of the study, the estimated price of the hedonic price model considering the actual transaction price of an apartment in Cheonan and the characteristics of the complex was estimated to be about KRW 4.64 million per ㎡, and the estimated sale price applying the correction factor was about KRW 13.532 million per 3.3㎡. It became. The result of the price sensitivity model using the survey data targeting general citizens in Cheonan City was estimated to be 13.6 million won/3.3㎡ for the fair price and 13.8 million won/3.3㎡ for related professionals.
