공장경매 매각가율에 미치는 영향요인분석

국문 초록

본 연구는 공장경매 매각가율에 경매특성요인과 개별특성용인이 미치는 영향을 교차분석, 일원변량 분산분석(ANOVA), Scheffe의 다중범위 검정, 다중회귀분석을 사용하여 실증분석 하였다. 이를 위하여 경매 매각되어 배당ㆍ종결된 인천시 및 경기도 김포, 부천지역 공장경매사건에서 기각 및 취하된 사건을 제외하여 연구에 사용할 데이터를 구축하였다. 연구결과 유치권 유·무 는 경매기간에 변화를 준다는 것을 확인 할 수 있었고, 매각가율의 차이분석을 통해 경매특성요인 중 경매기간, 유찰회수, 입찰자수, 에서는 유의미한 차이를 보였으나, 반면 유치권 에서는 유의미한 차이를 보이지 않는 것으로 나타났고, 개별특성요인 중 용도지역, 건물의 경과 년 수, 접면도로 에서는 유의미한 차이를 보였으나, 반면 기계기구(유)/(무)에서는 유의미한 차이를 보이지 않는 것으로 나타났다. 사후분석결과 유찰횟수가 적고, 경매기간이 짧으며, 입찰자수가 많을수록 매각가율에 양(+)의 영향을 미치는 것으로 나타났다. 용도지역에서는 공업용지(일반공업, 준 공업)가 매각가율에 양(+)의 영향을 주고 있으며, 건물의 경과 년 수가 짧고 접면도로가 넓을수록 매각가율에 (+)의 영향을 미치는 것으로 나타났다.

영문 초록

This study conducted an empirical analysis using cross-analysis of auction characteristic factors and the effects of individual characteristic tolerances on factory auction selling prices, one-way random variance analysis (ANOVA), multiple-range testing of Scheffe, and multiple regression analysis. To this end, the use port data were established in the study except for the rejected and dropped cases in the auction cases of Incheon City, Gimpo City, Gyeonggi Province, and Bucheon City. Research shows that the existence or absence of the right to attract changes the auction period, the number of bids, the number of bidders, and the difference between auction characteristics showed significant differences, whereas the use area, number of buildings, and no contact. Post-mortem analysis showed that the smaller the number of bids, the shorter the auction period, and the higher the number of bidders, the positive (+) effect on the selling price. In the area of use, industrial land (general industry, semi-industrial) has a positive (+) effect on the sale price, and the shorter the number of years passed and the wider the tangent road, the more (+) the sale price.
