임야경매 매각가율에 미치는 영향 분석

국문 초록

임야는 토지의 한 종류로서 임목의 수, 임목의 종류, 경사도, 토질, 토양, 맹지 여부, 지분여부, 용도지역, 분묘 유무 등 여러 특성이 존재하고, 이러한 요인들은 임야 경매에서 매각가율에 영향을 준다. 본 연구에서는 임야 경매에서 매각가율에 미치는 영향 요인에 따라 매각가율이 어떻게 변하는지 분석하여 임야 경매에 참여하고자하는 수요자들에게 합리적인 의사 결정을 할 수 있는 근거를 제시하고자 한다. 기본적 자료의 시간적 범위는 2010년 1월부터 2021년 12월까지이며 공간적 범위는 전라도와 강원도 임야 경매 매각사례 중 배당·종결된 사건만을 발췌하여 자료를 수집하였다. 이러한 자료에 기초하여 지역, 지분소유권, 분묘기지권, 지상권, 유찰횟수, 맹지 매각가율의 평균과 표준편차를 알아보기 위하여 기술통계분석을 실시하고, 경매의 변수가 임야 매각가율에 미치는 영향을 알아보기 위해 상관분석과 다중회귀분석을 실시하였다. 상관분석과 다중회귀분석을 통해 지분소유권과 맹지는 임야 매가가율에 유의미한 정(+)의 상관관계를 보였고, 지역과 유찰횟수는 임야 매각가율에 유의미한 영향력을 미치는 것으로 나타났다.

영문 초록

Forest land is a type of land and has various characteristics such as the number of trees, type of forest trees, slope, soil quality, soil, whether there is blind land, whether there is a share, whether there is a use area, and whether there are graves. These factors affect the sale price in forest land auctions give. In this study, we analyze how the sale price rate changes according to the factors that affect the sale price rate in forest land auctions, and present a basis for rational decision-making to consumers who want to participate in forest land auctions. The temporal range of the basic data is from January 2010 to December 2021, and the spatial range is from Jeolla-do and Gangwon-do forest auction sales cases. Based on these data, descriptive statistical analysis was conducted to find out the average and standard deviation of the area, share ownership, graveyard base right, superficies, number of failed bids, and blind land sale price, and to find out the effect of auction variables on forest land sale price Risk correlation analysis and multiple regression analysis were performed. Through correlation analysis and multiple regression analysis, equity ownership and blind land showed a significant positive (+) correlation with the forest land sale price rate, and it was found that the region and the number of failed bids had a significant effect on the forest land sale price rate.
