국문 초록

이 연구의 목적은 서울시 노후‧ 불량 매입임대주택을 대상으로 물리적 환경을 평가하여 전반적인 실태를 파악하고 그에 대한 구체적인 대안을 마련하고자 하는 것이다. 실태 분석 결과, 첫째, 물리적 환경이 열악한 매입임대주택은 지역구별 그 편차가 크며, 은평구와 강서구에 밀집되어 있었다. 둘째, 매입임대주택은 다가구 주택의 유형이 많았고, 주택의 사용연수가 25년 이상~30년 미만이 많았다. 셋째, 물리적 주거환경 실태 분석 결과, 주택의 약 74.3%가 안전진단이 필요한 주택이며, 노후도가 높아 주택의 보수ž보강이 시급하였다. 넷째, 물리적 주거환경에 영향을 미치는 요인 분석 결과, 구조안정성에 영향을 미치는 평가항목은 균열과 표면 노후화로 나타났다. 따라서 균열 및 표면 노후화를 중심으로 점검 및 보수보강 계획을 우선적으로 수립할 필요가 있다.

영문 초록

The purpose of this study is to evaluate the physical environment of old and defective purchased and rental housing in Seoul to understand the overall situation and prepare concrete alternatives to it. As a result of the actual analysis, first, the purchase and rental houses with poor physical environment had a large variation by region, and were concentrated in Eunpyeong-gu and Gangseo-gu. Second, there were many types of multi-family housing for purchase, and the life of the house was more than 25 years ~ less than 30 years. Third, as a result of the analysis of the actual state of the physical living environment, about 74.3% of the houses required a safety diagnosis, and the repair and reinforcement of the houses were urgently needed due to the high degree of aging. Fourth, as a result of the analysis of factors affecting the physical residential environment, the evaluation items affecting structural stability were found to be cracks and surface aging. Therefore, it is necessary to prioritize inspection and repair reinforcement plans centered on cracks and surface aging.
