프롭테크 산업발전에 영향을 미치는 요인의 중요도 분석

국문 초록

본 연구는 프롭테크 산업발전에 영향을 미치는 요소를 유형별로 분류하고, 각 분야의 전문가들을 대상으로 설문조사를 실시하여 직종별 직무별 근무기간별 중요도와 우선순위를 측정함으로써 프롭테크 산업의 통일적이고 효과적인 발전에 기여하는 것을 목적으로 한다. 이를 위하여, 프롭테크 산업발전에 영향을 미치는 요인을 문헌조사 및 핵심그룹 인터뷰를 통하여 3개의 대분류(내부요인, 정책요인, 환경요인), 6개의 중분류(인프라, 인력, 지원, 제도, 시장, 고객), 18개의 소분류로 AHP 분석방법론에 따라 평가모형을 설계하였다. 이 모형을 바탕으로 건설/개발, 금융/투자, 중개/관리 및 기타 분야의 전문가를 대상으로 진행한 설문 결과를 실증분석한 결과, 직종별로는 건설/개발과 금융/투자 직종에서는 정책요 인을 가장 중요하게 생각한 반면, 중개/관리와 기타 직종에서는 환경요인을 가장 중요하게 생각하였다. 직무별로는 경영진/의사결정자와 프로젝트관리 직무에서는 환경요인을 가장 중요 하게 생각한 반면, 사업기획/개발과 기타 직무에서는 정책요인을 가장 중요하게 생각하였다. 근무기간별로는 10년 미만에서는 정책요인을, 10년 이상 20년 미만에서는 환경요인을, 20년 이상에서는 내부요인을 가장 중요하게 생각하였다. 선행연구 대부분이 일부 영향요인 대상으로 통계적 분석방법을 사용한 반면, 이 연구는 다양한 영향요인을 종합적으로 감안하여 직종별 직무별 근무기간별로 느끼는 심리적 요인을 함께 고려하여 계량적으로 분석한 점이 차별점이다. 다만, 개별 응답자에 대한 심층분석에 한계가 있었다는 점, 프롭테크의 개념과 유형이 아직 정립되지 않아 통일된 기준이 없다는 점, 연구범위가 국내에 국한되었다는 점은 후속연구의 필요성을 시사한다.

영문 초록

The purpose is to contribute to analyze the importance and priority of factors that influence the development of the proptech industry. According to the AHP analysis method, 3 major categories (internal factors, policy factors, environmental factors) and 6 medium categories (infrastructure, human resources, support, system, market , customer), and 18 sub-classifications, the evaluation model was designed. Based on this model, as a result of empirical analysis of survey results conducted for experts in construction/development, finance/investment, brokerage/management, and other fields. By job field, construction/development and finance/investment occupations ranked policy factors the most. On the other hand, in brokerage/management and other occupations, environmental factors were considered the most important. By job type, environmental factors were considered the most important in the management/decision maker and project managers, while policy factors were considered the most important in business planning/development and other job types. By work experience, policy factors were considered most important for those with less than 10 years of experience, environmental factors from 10 to less than 20 years, and internal factors for more than 20 years of experience. This study is different in that it comprehensively considers various factors and quantitatively analyzes the psychological factors felt by job field and type, work experience.
