국문 초록

중개보수료 요율 인하, 대기업의 부동산중개시장 진출, 공인중개사 수의 급격한 증가 등의 이유로 개업공인중개사의 사업 지속성은 날로 악화되고 있다. 개업공인중개사가 장기적 관점 에서 지속가능성을 확보해 안정적 사업을 추진해 나가기 위해서는 비재무적 성과를 증진시키기 위한 노력이 필요하다. 아울러 정보화사회, 탈산업사회의 시대적 전환 시기에 개업공인중 개사에게도 창의적 능력이 강력하게 요구된다. 이러한 시대적 상황을 반영해 본 연구는 개업 공인중개사의 창의적 능력이 비재무적 성과에 미치는 영향을 검증하고자 하였다. 또한 관련 연구의 이론적 근거를 토대로 이들 변수 간 관계에서 시장지향성의 매개효과와 학력의 조절 효과를 검증하는 데 연구 목적을 설정하였다. 개업공인중개사를 대상으로 자료 수집 후 통계 분석을 통해 연구 변수들 간 인과적 경로의 유의성을 검증하였는데, 본 연구의 주요 결과는 다음과 같다. 첫째, 창의적 능력은 비재무적 성과에 긍정적 영향을 미치는 것으로 나타났다. 둘째, 시장지향성의 하위 요인 중 정보 창출 및 대응은 창의적 능력과 비재무적 성과 간 관계 에서 유의한 매개효과를 갖는 것으로 나타났고, 이 매개효과는 부분매개효과의 성격을 지닌 것으로 나타났다. 셋째, 개업공인중개사의 학력은 창의적 능력과 비재무적 성과 간 관계에서 유의한 조절효과를 갖는 것으로 나타났고, 이 조절효과는 강화효과의 성격을 지닌 것으로 나타났다. 이러한 연구 결과에 기초해 본 연구는 개업공인중개사의 사업 지속성 확보에 필요한 제언을 하였다.

영문 초록

Business continuity of licensed real estate agents is deteriorating day by day due to lower brokerage commission rates, large companies entering the real estate brokerage market, and a sharp increase in the number of licensed real estate agents. Efforts are needed to improve nonfinancial performance in order for licensed real estate brokers to secure sustainability from a long-term perspective and promote stable projects. In addition, creative ability is strongly required for licensed real estate agents during the transition period of the information society and the post-industrial society. Reflecting this situation of the times, this study attempted to verify the effect of the creative ability of a licensed real estate broker on nonfinancial performance. In addition, based on the theoretical basis of related studies, the purpose of the study was established to verify the mediating effect of market orientation and the moderating effect of education in the relationship between these variables. The significance of causal paths between research variables was verified through statistical analysis after data collection for licensed real estate agents, and the main results of this study are as follows. First, it was found that creative ability had a positive effect on nonfinancial performance. Second, among the sub-factors of market orientation, information creation and response were found to have a significant mediating effect in the relationship between creative ability and nonfinancial performance, and this mediating effect was found to have the characteristic of a partial mediating effect. Third, it was found that the educational background of licensed real estate agents had a significant moderating effect in the relationship between creative ability and nonfinancial performance, and this moderating effect had the characteristic of reinforcing effect. Based on the results of these studies, this study made recommendations necessary to secure the business continuity of licensed real estate agents.
