상가권리금 결정 요인에 관한 실증적 연구

국문 초록

부동산 상가임대차계약에 있어서 빈번하게 문제가 발생하는 것이 권리금 산정의 적정성 문제이다. 임대차계약을 할 때 초기 투자비용 중 상당히 많은 부분을 차지하는 것이 권리금이다. 상가권리금은 자영업자의 초기 투자비용 중 큰 비중을 차지하고 있으나 법적인 보호가 미비하고 권리금 산정의 적정성 또한 명확하지 않은 상황이다. 본 연구의 공간적 범위는 수원시로 하고 있다. 수원시에 소재하고 있는 여러 업종들을 토대로 2013년 3월 1일부터 같은 해 10월 31일까지 조사된 상가권리금 데이터를 사용하였다. 연구진행은 3단계로 나누어 실시해 상가와 요식업소의 권리금과 각각의 보증금, 면적, 지역의 상관관계를 검증하였다. 이를 위해 선행연구를 통하여 상가권리금과 관련된 논문을 분석하여 그 성과와 특성을 파악하였고 상가와 요식업소를 대상으로 보증금, 면적, 지역이라는 변수를 선정하여 권리금과의 상관관계를 분석하였다. 실증분석 내용은 다음과 같다. 첫째, 상가와 요식업소의 보증금과 권리금과의 상관관계분석을 실시하였다. 둘째, 상가와 요식업소의 면적과 권리금과의 회귀분석을 실시하였다. 셋째, 상가와 요식업소의 지역과 권리금과의 분산분석을 실시하였다. 분석결과 첫째, 상가 권리금은 면적과 가장 높은 상관관계를 보였으며, 요식업소의 권리금은 보증금과 가장 높은 상관관계를 보였다. 둘째, 상가 권리금은 보증금보다 면적이 더 큰 영향을 미치며, 요식업소의 권리금은 면적보다 보증금이 더 큰 영향을 미치는 것으로 나타났다. 셋째, 상가 권리금은 지역에 따라 차이가 없고, 면적에 의해 더 많은 영향을 받으며, 요식업소의 권리금도 지역에 따라 차이가 없고, 보증금에 의해 영향을 받는 것으로 나타났다. 본 연구를 통해 도출된 분석결과가 창업을 위한 초기 투자비용에서 큰 비중을 차지하고 있는 권리금의 적정한 결정요인을 설정하고 제시함으로써 금융비용은 물론 운영비용에 필요한 자금으로 쓸 수 있는 여력을 두게 하는 것과 권리금 결정요인을 규명하여 자영업자들이 적정한 권리금을 선정할 수 있도록 하고자 한다.

영문 초록

Problems often occur in the propriety of premium calculation in retail shop leasing. Premium takes up a considerable part in early investment costs of a rental contract. Shopping district premium accounts for a large proportion of the early investment costs of individual proprietors, but legal protection is insufficient and the propriety of premium calculation is also unclear. This study takes Suwon as spatial extent. Based on several industries located in Suwon, shopping district premium data surveyed from March 1 through October 31, 2013 were used. The study was carried out in 3 steps, verifying the correlations among premium, deposit, area and location of shopping districts and restaurants. For this purpose, through previous research, articles related to shopping district premium were analyzed, and the performance and features were understood. With shopping districts and restaurants, variables of deposit, area and location were selected to analyze their correlations with the premium. The details of the actual analysis are as follows:First, an analysis of the correlation between deposit and premium in shopping districts and restaurants was conducted. Second, a regression analysis of area and premium in shopping districts and restaurants was conducted. Third, an analysis of variance between area and premium in shopping districts and restaurants was conducted. As a result of the analyses, first, premium in shopping districts showed the highest correlation with area while premium in restaurants showed the highest correlation with deposit. Second, area had a more impact on premium in shopping districts than deposit did, and deposit had a more impact on premium in restaurants than area did. Third, there was no difference in the premium in shopping districts between locations, and area had a more impact while there was no difference in the premium in restaurants between locations, and deposit had an impact. Through this study, by setting up and presenting reasonable factors of deciding premium that takes up a large proportion in early investment costs for start-up, the derived results of analysis, allow individual proprietors to be able to use them for operating costs as well as financial expenses and select a reasonable premium by investigating the factors of premium decision.
