국문 초록

본 연구는 2010년부터 2018년까지의 국토교통부 주거실태조사 자료를 활용하여 수도권 및 5대 광역시 거주 가구가 그 외 지역으로의 주거이동계획에 미치는 영향을 주거환경의 물리적 특성변수를 중심으로 이분형 로지스틱 회귀모형을 통하여 분석하였다. 주요 분석 결과와 의의를 요약하면 첫째, 주거환경의 대표적인 물리적 특성변화 중 주택유형과 주택면적의 하향변화는 수도권 및 광역시 거주 가구가 그 외 지역으로의 주거이동을 계획하게 하는 유의한 요인임이 확인된 반면에 주택층수와 방개수의 하향변화는 주거이동 계획을 유발 하는데 있어서 유의한 영향이 확인되지 않았다. 둘째, 이를 통하여 주거환경의 물리적인 특성변수들의 하향변화도 주거이동을 유발하는 중요한 원인이 될 수 있음이 확인되었다. 셋째, 이러한 결과는 지방균형 발전을 위한 정책 입안과 상대적으로 열위의 환경에 놓여 있는 가구의 안정적인 주거생활을 제공하기 위한 주거환경의 개선 문제를 해결함에 있어서 시사점을 제공할 수 있을 것이다.

영문 초록

This study examines the effects of households living in the Seoul City and Five Metropolitan areas on the residential mobility plans to outside of metropolitan areas and cities. Thus, we employ a binominal logistic regression model using 2010 to 2018 data from the Korea Housing Survey, and focusing on the physical change of residential environments. The following is the major results and significance of this study. First, it presents that in the representative physical changes regarding the residential environment, the downgrading change in house type and house size is a significant factor that makes households in the metropolitan areas and cities plan to move out. However, the downgrading change in the number of floors and rooms have an insignificant effect on the residential movement plan. Second, from the first result, we find that the physical downgrading change of the residential environment is an important cause of residential movement. Third, the above mentioned results may provide useful implications for the formulation of policy to achieve balanced regional development and improvement of the residential environment to provide stable residential life for households in relatively undesirable environments.
