국문 초록

코로나19로 인한 세계경제 침체에 따른 계속적인 금리 인하와 자산증식의 한계로 국내 금융기관 프라이빗 뱅킹 고객의 부동산자산관리 서비스에 대한 요구 사항이 다양해지고 있다. 이에 본 연구의 목적은 프라이빗 뱅킹 고객의 금융기관에 대한 긍정적인 인식 향상에 영향을 미치는 부동산자산관리 서비스 요인을 분석하고 연구결과에 따른 합리적인 부동산자산관리 서비스를 제안하고자 한다. 이를 위해 프라이빗 뱅킹 고객의 ‘부동산 투자 특성’, ‘부동산자산관리 서비스’, ‘관계인식’에 관한 분석방법으로 빈도분석, 신뢰도 분석, 기술통계 분석, 다중선형회귀분석을 실시하였다. 다중선형회귀분석을 통하여 프라이빗 뱅킹 고객의 부동산자산관리서 서비스에 대한 영향 요인을 도출하였다. 본 연구의 결과를 종합하면 프라이빗 뱅킹 고객이 금융기관과의 ‘관계인식’에 전반적으로 중요한 영향을 미치는 부동산자산관리 서비스는 ‘부동산 매입 매도 서비스’ ‘부동산 세부 법률 서비스’ 순으로 조사 되었다. 따라서 ‘부동산 매입 매도 서비스’ ‘부동산 세부 법률 서비스’가 프라이빗 뱅킹 고객의 금융기관에 대한 ‘부동산자산관리 서비스 체계’에 영향을 미치는 ‘부동산자산관리 서비스’ 방안으로 제안 하고자 한다.

영문 초록

The demands for real estate asset management services for private banking customers of domestic financial institutions are diversifying due to continued interest rate cuts and limited asset growth following the global economic downturn caused by Corona 19. Therefore, the purpose of this study is to analyze the factors of real estate asset management service that affects the improvement of positive perception of private banking customers about financial institutions, and to propose a reasonable real estate asset management service according to the research results. To this end, frequency analysis, reliability analysis, technical statistics analysis, and multiple linear regression analysis were performed as analysis methods for “real estate investment characteristics”, “real estate asset management service”, and “relational awareness” of private banking customers. Through multiple linear regression analysis, factors influencing private banking customers real estate asset management service were derived. In summarizing the results of this study, the real estate asset management services that have a significant effect on the ‘relationship awareness’ of private banking customers with financial institutions were surveyed in the order of “real estate purchase and sale service” and “detailed real estate legal service”. Therefore, we would like to propose “real estate purchase and sale service” and “detailed real estate legal service” as a “real estate asset management service” that affects the “real estate asset management service system” for financial institutions of private banking customers.
