국문 초록

오피스빌딩의 수입은 임차인의 임대료에 의해 이루어지며, 소유주들은 꾸준한 임대수익을 얻기 위하여 많은 노력을 기울이게 된다. 하지만 경기 침체와 오피스빌딩의 신규 공급 물량 증가로 인해 일부 지역에서는 공실이 발생하면서 수익성 저하로 인한 어려움이 가중되고 있다. 이러한 공실률을 낮추기 위한 일환으로 오피스시장은 임대인시장이 아닌 임차인시장으로 변화하고 있어 임차인의 선호요인에 따른 분석이 중요해지는 시점이다. 이에 본 연구는 오피스 빌딩 선택요인별 중요도와 만족도, 임차인이 오피스 빌딩을 선택하는 과정에서 중요하게 생각하는 요인과 이용 만족도에 영향을 미치는 요소가 무엇인지를 분석한 결과, 첫째, 임차인들이 오피스를 선택할 때는 경제적 요인을 가장 중요하게 생각하는 것으로 나타났고, 둘째, 이용만족도는 입지적 요인을 가장 만족하고 있는 것으로 나타났다. 셋째, 선택 요인의 중요도가 이용만족도에 미치는 영향은 물리적 요인이, 선택 요인의 만족도가 이용만족도에 미치는 영향은 관리적 요인이 가장 크게 영향을 미치는 것으로 나타났다.

영문 초록

The income of office buildings is made by rental fees of tenants, and owners are put in great effort to earn steady rental profits. However, the economic downturn and the increase in new supply to office buildings have left some areas vacant, adding to the difficulties posed by falling profitability. As the office market is changing into the tenant market as part of efforts to lower the vacancy rate, analysis based on tenants preference is becoming important. This study analyzed the importance and satisfaction of office building selection factors, factors that tenants consider important in selecting office buildings, and factors that affect usage satisfaction. The analysis of this study shows that first, tenants think economic factors are the most important when choosing offices, and secondly, satisfaction with the location factors is the most satisfactory. Third, the effect of the importance of the selection factor on usability was shown to be the physical factor, and the effect of the satisfaction of the selection factor on usability was most affected by the administrative factor.
