국문 초록

재생 가능한 프로젝트의 성격은 새로운 세대의 중요성이 대두됨에 따라 전체 세대의 역할이 감소하고 재생 가능한 프로젝트의 필요성이 대두되고 있는 시점에서 방향과 가치에 따라 변화하고 있다. 다운타운은 이미 경제적, 문화적, 지리적 이점을 지니고 있으며 다른 지역간에 필요한 간격을 넓혀 놓은 대체 할 수 없는 이점을 지닌 지리적 특성을 지니고 있다. 이러한 도심을 부흥시키기 위해서는 도심에 있는 여러 가지 이익을 모두 포괄하기 위해 다양한 시도와 절충안이 필요하며 공공 및 민간협력을 위한 여러 가지 유용한 도구가 필요하다. 또한 지속 가능한 도시 재생은 일관되고 체계적인 도시 계획의 수립을 필요로 하며, 정부는 정책의 실현, 기금의 실현 및 거주자와 이해 집단의 지원을 필요로 하므로 성공적인 개발 프로젝트가 추진력을 잃지 않고 수행 될 수 있다. 해외의 도시 재생 프로젝트와 집에서 볼 수 있듯이 낡은 구시가지의 정신을 재생성하기 위해서는 미적 개선이 아닌 역사적으로 중요성이 기록 될 수 있다. 시대의 새로운 기능을 수행 할 수 있다. 정부는 기획 단계부터 정부와 민간 기업 및 시민들이 참여하는 공동 창립 그룹을 만들 수 있어야하며 정부가 시민을 보호 할 수 있도록 개발 주제를 나누어야 하며 사기업은 사회적으로 발전 이익을 창출할 수 있어야 한다. 시민들은 새로운 시대를 여는 루키들로 그들의 권리와 의무를 실천할 수있다.

영문 초록

The nature of renewable projects is changing by their direction and value at a time when the role of the entire generation is declining and the need for renewable projects is emerging as the importance of new roles emerges. Downtowns have geographical characteristics that already have economic, cultural, and geographical advantages and which have an irreplaceable advantage that has widened the necessary gaps between different regions. In order to revive such a city center, various attempts and compromises are needed to encompass all the multiple interests it has in the city center, and multi-beneficial tools for cooperation between the public and private sectors are needed. In addition, sustainable urban regeneration requires the establishment of a consistent, systematic urban plan and the government needs the realization of policies, the realization of funding, and the support of residents and interests so that successful development projects can be carried out without losing their momentum. As shown in the cases of urban renewal projects abroad and at home, in order to regenerate the dilapidated old city spirit, the significance can be recorded historically only when it is not only an aesthetic improvement, but an overall development that reflects the demands of the times to perform the new functions of the city. From the stage of planning and scoping, the government should be able to create a joint founding group involving the government, private businesses and citizens, divide the subjects of development so that the government can protect citizens, private businesses can generate development profits in a social sense, and citizens can practice their rights and duties as rookies opening up a new era.
