수요 특성별 공공임대주택 거주 의향 분석 * -인천광역시 청년, 육아가족, 노인 계층 중심으로-

국문 초록

본 연구는 인천시의 청년계층, 육아가족 계층, 노인 계층을 대상으로 공공임대주택 입주 의사와 거주의향에 따른 영향 요인들을 파악하고 비교분석하여 공공임대주택 공급 관련 정책방향을 모색하고자 한다. 이항 로짓모형을 통한 계층별 실증분석결과 및 시사점은 다음과 같다. 첫째, 노인계층의 경우 월 소득 100만원 이하 그룹의 공공임대주택 입주의향이 높은 것으로 나타났다. 둘째, 이사 계획이 있는 청년 계층의 공공임대주택 입주의향이 이사 계획 없는 그룹에 비해 높게 나타났다. 셋째, 희망하는 공공임대주택의 입지결과가 세 계층 모두 다르게 나타났다. 넷째, 노인계층의 경우, 12평 이하 소형 임대주택을 선호하는 계층이 공공임대주택의 실질적인 수요 계층이라고 해석 할 수 있다. 다섯 번째, 육아가족계층의 다른 세대와 계층 간 혼합에 대해 긍정적인 입장이었으며, 이 계층의 공공임대주택 입주의향도 높게 나타났다. 여섯 째, 청년계층은 다소 개인주의적인 성향을 나타내었지만, 지역주민과의 소통 공간 마련에 긍정적인 모습을 보였으며, 이들의 공공임대주택 입주의향도 높은 것으로 나타났다.

영문 초록

The need for housing welfare targeting on ‘young people’, ‘newlywed and family’ and ‘the elderly’ class in Incheon has been sharply rising due to the demographic changes such as low birth rate, and the increases in solo dwellers and aging population. It is necessary to identify the preferred factors for public rental housing by the classes, considering the regional characteristics of Incheon, and to develop a differentiated public rental housing supply plan. Thus, this study aims to examine the impact factors of the intention to live in public rental housing, considering the characteristics of ‘young people’, ‘newlywed and family’ and ‘the elderly’ class in Incheon and conducting a comparative analysis of the differences among the classes. As analysis method, the binomial logit model is used and the main findings are as follows. First, the ‘young people’ class who has a plan to move in the near future are more likely to choose to live in the public rental housing based on their positive awareness on the rental housing. Second, in the cases of the elderly, it can be seen that the classes who prefer to live in the small sized public rental housing are the genuine demand group for the public housing. Third, industrial complex workers show higher intention to live in the housing than other young people groups while lower than newlywed group. Also they want to have a good condition of job-housing proximity.
