영문 초록

The purpose of this study is to suggest 'Mixed land use techniques' for utilization of vacant land to urban regeneration. For proposing mixed land use techniques, the definition of vacant land and mixed land use, characteristics of vacant land are considered. Also, types of vacant land are divided and mixed land use techniques for each type are considered. The main results of the study are summarized as follows; First, the influential factors affecting creation of vacant land are new urban development and industrial and social change. Second, the types of vacant land utilization are divided into park, cultural/arts, business and commercial and welfare/public facilities. Also, most of vacant land are used to park or cultural and arts facilities. Third, the types of vacant land are divided into 'large vacant land in metro', 'large vacant land in local cities', and 'small vacant land in local cities'. Also, mixed land use techniques for each type of vacant land are considered. The result suggests that mixed land use techniques are different depending on characteristics of vacant land, and a various mixed land use techniques and supplementation of laws and institutions should be proposed for urban regeneration.
