국문 초록

부동산신탁사의 영업구조는 금융기관의 프로젝트 파이낸싱(Project Financing) 구조에서 시스댐의 신용보강 차원의 기능을 신탁상품으로 개발하였다. 즉 신탁에 의한 담보관리와 전문성을 기반으로 하는 프로젝트관리 기능으로 대리사무업무 등을 수행하고 있다. 순수 개발신탁을 제외한 담보신탁, 처분신탁, 대리사무업무 등 신닥매출의 80%이상 금융기관의 프로젝트 파이낸싱(P/F) 에서 파생되고 있다. 신탁사의 연도별 상품별 업무수익현황을 살펴보면 전체수익은 2007년도를 제외하고는 성장 일변도에 있다고 볼 수 있으나 토지신탁점유율에서 보면 점차적으로 둔화되는 추세를 보이고 있다. 반면 담보신탁과 부수업무(대리사무)의 성장은 연평균36%로 토지신탁성장률 20.6%보다 높게 나타나고 있다. 이는 신탁회사의 리스크관리 측면에서 리스크가 많은 토지신탁은 선별하여 수주하고 토지신탁에 비해 상대적으로 리 스크가 적은 담보. 대리사무 등 기타 신탁영업에 비중을 두고 있음을 알 수 있다.

영문 초록

Real estate trust commercialized the systematic trust reinforcement function from the project financing structure of the financial institution. That is, it performs the business of agency job with the function of project management based on security management and speciality by trust. More than 90% of trust sales such as mortgage trust, disposal trust, agency business jobs are derived from the project financing(P/F) of the financial institution. An attempt was made to investigate the present situation of business profits for commodities by year. It can be found that the entire profits have continued to grow except 2007. Seen from a perspective of the land trust market share, they show the tends to decrease gradually. On the other hand, the growth rate of mortgage trust and auxiliary business(agency business) was the annual average of 36%, which was found to be higher than the real estate trust growth rate of 20.6%. This shows that they have selected and accepted the orders high-risk real estate trust in terms of the risk management of the trust company and focused on trust business such as lower-risk mortgage and agency business compared to real estate trust.
