1. CONTENTS (1) RESEARCH OBJECTIVES This study aims to propose meaningful implications for the development and establishment of a policy for rental housing in the follow-up research by analyzing the differences in socio-psychological factors perceived by residents concerning permanent rental housing. (2) RESEARCH METHOD As for research methods, the study conducts an analysis with a t-test and a one-way ANOVA so as to prove the difference between individual characteristics and socio-psychological factors. Also, the study uses the Scheffe's test for a post-test. (3) RESEARCH FINDINGS This study set up hypotheses in order to achieve the research goal, H1. There will be a difference in the disorder of amenities perceived according to individual characteristics, H2. There will be a difference in collective efficacy perceived according to individual characteristics, H3. There will be a difference in the neighborhood relationship perceived according to individual characteristics, H4. There will be a difference in social discrimination perceived according to individual characteristics. As a result of the analysis, hypotheses 1, 2, 3 and 4 were all partly adopted. 2. RESULTS This study aims to analyze the difference between socio-psychological factors perceived by residents concerning permanent rental housing, and individual characteristics, through the case of Incheon City. The results proved that there were difference in some parts. First, the disorder of amenities was perceived on a serious level. Therefore, the government and the responsible managing party are supposed to be actively involved so that the disorder in the housing environment may be resolved. Second, collective efficacy was analyzed as low. Accordingly, this requires a community program for the enhancement of collective efficacy. Third, a neighborhood relationship was analyzed as not good. Thus, the official participation of the local organization as well as the community restoration movement need to be attracted in order to restore a good neighborhood relationship. Fourth, social discrimination was perceived on a serious level. Therefore, it is required to prepare a modified policy for the physical environment, the selection of location, and housing designs for a decrease in social discrimination.
