주택 거래량과 가격 간의 그랜저 인과관계 분석

국문 초록

본 연구의 목적은 주택가격과 거래량 변화간의 인과 관계를 실증적으로 밝히는데 있다. 주택가격과 거래량이 주택시장에서 동시적으로 결정이 되는지 아니면 일정한 시차를 두고 서로 영향을 주는지를 알아보기 위해 2006년 이후 서울시의 아파트 가격과 거래량간의 관계를 그랜저 인과관계 검증방법을 통해 분석하였다. 분석결과 25개 구 중 17개 구에서 가격변동률이 거래량 변동률에 통계적으로 유의한 영향을 끼치는 것으로 나타났다. 그리고 투자지역으로 주목받았던 강남 3구와 노원구는 가격변동률이 거래량 변동률에 영향을 미칠 뿐 아니라 거래량도 주택가격 변동에 영향을 미치는 것으로 나타났다.

영문 초록

The purpose of this paper is empirically to shed light on a causal relationship between housing prices and trading volume. This research utilizes Granger causality test in order to figure out whether housing prices and trading volume are determined synchronously or they affect each other with a specific time-lag, analyzing monthly data of apartment prices and trading volume from 2006 to now in Seoul. As a result, it turned out that housing prices have statistically affected trading volume in seventeen districts of total twenty five ones. Housing price volatility may precede trading volume volatility although it is not absolute. Besides, in three Gangnam districts and Nowon district that people have regarded them as investment areas, housing price volatility have affected not only trading volume volatility, but the latter has also influenced the former.
