영문 초록

  The object of this study is to introduce a practical application of a reverse mortgage system. Since our society has entered the aging society from the year 2002, and our social security has been failed to provide older people with a minimum living standard, a reverse mortgage is an alternative way of financial aid by receiving a loan against their home in the form of regular monthly checks. In this paper, in order to calculate the necessary income for older people, their incomings and outgoings was compared and its result was analyzed. Using simulation, a number of case studies were also presented. With their necessary incomes obtained from the result of simulation, the practical application of the reverse mortgage system was described. The reverse mortgage investigated here could be a possible solution to socio-economic problems caused by aging society such as old people"s welfare, their supporting system and so on. It could also be an available choice for old people so-called "house rich. but cash poor" them selves. It could provide extra cash to their pension or their living cost.
