주상복합건물의 거주자 만족 영향요인에 관한 연구

국문 초록

  본 연구는 주상복합건물에서 거주하는 거주자 만족에 영향을 미치는 영향요인이 전반적 서비스품질, 고객만족, 그리고 충성도(구전과 재구매의도)에 미치는 가를 분석하기 위한 것이다. 자료는 주상복합건물에 거주하는 322명의 거주자들부터 수집되어 LISREL을 이용하여 분석되었다. 주상복합건물의 거주자 만족 결정요인은 경제적 가치, 입지, 세대공간, 공용공간, 환경, 유지관리 등에 대한 만족의 6개 요인으로 분류되었으며, 분석 결과는 다음과 같다.
  첫째, 경제적 가치, 입지, 공용공간, 환경, 그리고 유지관리 요인 등에 대한 만족이 전반적 서비스품질에 정의 영향을 미치는 것으로 나타났다. 둘째, 전반적 서비스품질은 서비스 가치와 고객만족에 정의 영향을 미치는 것으로 나타났다. 셋째, 서비스가치는 고객만족에 정의 영향을 미치는 것으로 나타났다. 넷째, 고객만족은 고객충성도에 정의 영향을 미치는 것으로 나타났다.

영문 초록

  This study is to examine influencing factors of resident satisfaction in mixed-use buildings and their effects on overall service quality, service value, general customer satisfaction, and loyalty (word-of-mouth and repurchase intentions). The data were collected from 322 residents in mixed-use buildings and analyzed with LISREL. The determinants of resident satisfaction in mixed-use buildings were divided into six factors such as economic value, location, unit space, public-use space, environment, and maintenance and management.
  The major findings of this paper are summarized as follows:
  First, economic value, the location, public-use space, environment, and maintenance and management factors have positive effects on overall service quality. Second, overall service quality has a positive effect on service value and customer satisfaction, but does not have a significant effect on customer loyalty. Third, service value has a positive effect on customer satisfaction, but does not have a significant effect on customer loyalty. Fourth, customer satisfaction has a positive effect on customer loyalty.
