게이티드커뮤니티 주거단지와 그 실태에 관한 연구 - 미국 및 일본의 저층 주거단지의 사례

국문 초록

  근래 우리나라의 많은 초고층 주거복합건축물과 일부 아파트단지에서도 단지의 출입구를 통제하여 외부인의 출입을 제한하는 주택단지가 곳곳에서 생겨나고 있다. 본 연구는 작금의 우리나라 도시 주거지를 둘러싼 커뮤니티 근린환경의 폐쇄성에 착안하여, 현재 전 세계적으로 확산일로에 있는 게이티드커뮤니티의 이해와 실상에 대하여 현지조사를 바탕으로 자세히 고찰하였다. 연구결과, 게이티드커뮤니티는 게이트를 통한 외부인의 출입통제와 펜스를 통한 커뮤니티의 영역성 확보를 요체로 하는 공동주택단지로서, 수요에 부응한 시장성을 바탕으로 계층성을 이루며 전개되어 전 세계적으로 확산되고 있다. 게이티드커뮤니티 주거단지에는 방어적 공간의 제공, 공용공간의 사적 공간화, 다양하고 질 높은 각종 편의시설과 서비스 제공, 대규모 기업형 관리전문회사의 출현과 같은 일반 주거단지와는 차별화되는 몇 가지 공통적인 특성을 가지고 있다. 또한 미국과 일본의 교외형 저층 주거단지 게이티드커뮤니티를 현장조사하여 상이점을 발견하였는데, 미국의 경우에는 모든 게이티드커뮤니티 주거단지에서 게이트컨트롤에 의하여 외부인의 출입을 엄격히 제한하고 있다. 반면, 일본의 경우에는 일반적으로 주택단지에서 단지 내 배타적 사도 설치를 못하게 하여 원천적으로 게이트컨트롤을 할 수 없는 형태였고, 따라서 본래 의미의 게이티드커뮤니티 주택단지는 형성되기 어려운 구조이다. 이러한 배경에는 미국은 전통적으로 자유방임적 사상이 중시됨에 따라 개인의 영역성이 강조되는 반면, 일본은 이웃과 더불어 살아간다는 근린의 지역성이 강조되기 때문이다.

영문 초록

  The recent developments in mixed-use skyscrapers and apartment complexes follow trends toward greater control of entrances and exits, restricting the outsider from entering. The concept of controlling and protecting the public space, based on our closed neighborhood environment in the city today, can be linked to the “gated community”. The findings from the survey result includes that the gated community is a housing complex with tangible structures in place to fence in the physical territory, to secure the realm of the community, and to restrict the outsider from entering, which is ubiquitously spread throughout the world today. The gated community differentiates itself from other housing complexes by providing defensible space. The management company that maintains the gated community not only provides high quality, convenient facilities and services but also controls the public space, manipulating it into private space.
  The study examines some lower level housing complexes in suburb of the United States and of Japan from the perspective of gated community. Although the gated community concept can be seen in both countries, the execution of the concept significantly differs. While the US community has a physical gate that restricts the outsider from entering, the Japanese community in most cases has no such gate. In fact, private roads are prohibited in communities beyond a certain size in Japan. Furthermore, the origins of the gated community significantly differ. It is founded on a tradition of liberalism in the US, following in this tradition, it provides the citizens with their own individual territory. On the contrary, in Japan the gated community finds its roots in the value and importance of living together in a socially supported neighborhood environment.
