국문 초록
본 연구는 주택시장 안정화와 중산층의 다양한 주거수요를 충족시키기 위한 방안으로 추진 중인 중대형 민간임대주택사업의 활성화를 위해 재무적 투자자의 특성 분석을 통하여 사업 참여 유인을 위한 지원책이 체계적으로 이루어 질 수 있도록 기초자료를 제공하는 것을 목적으로 하였다.
주요한 분석 결과를 보면, 중대형 임대주택이 재무적 투자자의 투자대상으로 유효한 것으로 나타났다. 사업 참여를 결정할 때는 안정성과 수익성을 중요한 요인으로 인식하고 있으며, 사업 참여형태로는 부동산펀드, PFV, SPC를 선호하는 것으로 분석되었다. 또한 제도개선사항으로는 우량택지 확보를 위한 지원책과 임대료 및 보증금 규제완화를 중요한 요인으로 인식하고 있었다.
본 연구결과를 토대로 중대형 민간임대주택사업의 활성화에 필요한 재무적 투자자의 적극적인 참여를 위해서는 사업 참여를 유인할 수 있는 정부의 적극적인 지원책 마련이 당면과제인 것으로 판단된다.

영문 초록
This study is focused on providing the basic sources for drawing the proper measures for inducing the participation of financial investors into the medium to large sized private rental housing projects by analyzing the characteristics of financial investors.
The main findings are ; (1) the medium to large sized private rental housing is found to be a proper and effective project for financial investors (2) the financial investors put more weights on the profitability and safety factors in investment decision (3) the financial investors prefer the real estate fund, project financing vehicle, special purpose company for participation structure (4) the financial investors propose some improvements ; supportive measures for the good residential land and deregulation of monthly rent and deposit for rental housing management.
We conclude that the participation of financial investors is very important for facilitating the rental housing and the active measures of government must be prepared for inducing the financial investors into the rental housing projects.
