1. CONTENTS (1) RESEARCH OBJECTIVES This research reported about a reverse mortgage system of risk and risk hedges. Recentry our country is the number of elderly citizens in Korea has been rapidly increasing in recent years. As a result, there is an increasing concern among the elderly about maintaining their living standard. One possible solution for elderly homeowners is a reverse mortgage option, which is a loan taken against the value of their houses. The situation, problem and effect of a reverse mortgage reported in previous studies in Korea were evaluated and using this evaluation, a political measure for the introduction of a reverse mortgage was discussed. The aim of this paper is to provide support for feasible political measures which encourage its utilization. (2) RESEARCH METHOD In the method of the study, our reverse mortgage system is compared with that in order to attempt to assess risks and limitations of the system and to present possible political solutions. In order to analyze information of a reverse mortgage was collected from the web sites. and from books and articles published in the U.S. and Japan. Based on the evaluation of case studies of present situations and risk hedges of a reverse mortgage, political and social aspects arisen from the introduction of the mortgage in Korea were discussed. (3) RESEARCH RESULTS Method risk hedge of the reverse mortgage was very important. Through the use of theoretical examination on the reverse mortgage's necessity, this paper presents factors for its demand variation. Problems caused by balances between the earnings and expenditures of the elderly and the limitations of the public pension system are also studied. Our current system are compared, and risk factors and possible solutions are discussed. The pervasive effect of the reverse mortgage and its practical use are also presented. 2. RESULTS When the value of the real estate is defined as a price that a buyer is willing to pay after considering an expected profit from its future value, the reverse mortgage is an option which allows the owner to retain the value of the property until he or she dies.The reverse mortgage could be a way to share social and financial burdens from the aging society with the government, and could be an available option for old people to be financially independent from their families. With this view in mind, the status and risk hedge of reverse mortgage will have to discuss. 3. KEY WORDS reverse mortgage, longevity risk, house appreciation risk, interest rate risk, hedge
