국문 초록

The renovation of old residential communities is a major task of the urban renewal plan in China, and the renovation of dilapidated houses is the most urgent. Under the background of increasingly tight land resources and low-carbon transformation of urban construction, “demolition and reconstruction on-site”, as a new renovation strategy, ensures safety and improves housing conditions by rebuilding houses on their original sites, which has a significant meaning in saving land. This strategy also encourages residents to participate in urban renewal and increases their sense of social belonging, which promotes social governance in communities. By analyzing four practical cases of “demolition and reconstruction on-site”, this paper summarizes the characteristics and difficulties of the works in different cities and puts forward suggestions in the following four aspects: policy guarantee system, coordination of planning, public participation, and construction requirements.
