국문 초록

본 연구에서는 우리나라 부동산 시장의 거래를 시공간적으로 파악하고, 특히 거래의 공간유형 구분과 다양한 외지인 거래의 변화를 시공간적으로 탐색하는데 목적이 있다. 본 연구에서 나타난 주요 결과 및 시사점은 다음과 같다. 우리나라 부동산 거래는 최근으로 올수록 거래량은 감소하고 있으며, 공간적 집중도 완화되고 있다. 이에 반해 외지인의 거래비중은 증가하고 있어 부동산 가격의 증가라는 측면에서 보다 설득력 있는 해석의 논리를 제공하고 있다. 다만, 모든 거래 및 외지인 거래 비율 등은 권역 및 광역시도 정도까지는 일관성을 찾을 수 있으나, 시군구 측면, 즉 미시적으로 보면 일관성을 확보하기 어려운 상황이다. 결론적으로 보면, 부동산 거래의 통계를 사용함에 있어 분석범위를 어떻게 설정하느냐에 따라 분석결과가 달라질 수 있음을 감안할 필요가 있고 할 수 있다. 이렇게 본 연구에서는 건물의 위치와 매도인의 정보를 통해 거래의 공간적 유형을 세분화하였고, 이를 통해 다양한 외지인 거래의 유형을 세분화하여 기초자료로서의 유용성을 검토하였다는데 의미를 둔다.

영문 초록

The purpose of this study is to identify transactions in the Korean real estate market in time and space, especially to explore changes in space types of transactions and various out-of-town transactions in time and space. The main results and implications of this study are as follows. The transaction volume of real estate transactions in Korea has been decreasing as it approaches recently, and the spatial concentration is also easing. On the other hand, the proportion of outsiders' transactions is increasing, providing a more convincing logic for interpretation in terms of an increase in real estate prices. All transactions and out-of-town ratios can be found consistent up to the degree of regional and metropolitan cities. But, it is difficult to secure consistency in terms of cities, counties, and districts, that is, microscopically. In conclusion, when using statistics on real estate transactions, it is necessary to take into account that the analysis results may vary depending on how the scope of the analysis is set. In this way, this study is meaningful in that the spatial type of transaction was subdivided through the location of the building and the seller's information, and through this, various types of external transactions were subdivided to examine their usefulness as basic data.
