국문 초록

본 연구의 목적은 점포 특성이 부지가격에 미치는 영향을 분석하고, 표본 연구기업의 점포 특성이 다국적 소매기업의 점포에 미치는 영향을 확인하는 데 있다. 본 연구의 주요 분석결과는 다음과 같다. 첫째, 전면도로, 대형점포 및 단독점포의 부동산 특성 변수는 점포부지가격에 정(+)의 영향을 미친다. 둘째, 전철노선, 양호상권 및 상업지역의 입지 특성 변수는 점포부지가격에 정(+)의 영향을 미친다. 셋째, 수도권점포, 임차점포의 경영 특성 변수는 점포부지가격에 정(+)의 영향을 미친다. 넷째, 단기보다 중장기의 부지가격 특성변수는 점포부지가격에 정(+)의 영향을 미친다. 마지막으로, 표본 연구기업의 점포 특성은 다국적 소매기업의 점포에 차별화된 영향을 미친다. 본 연구는 점포와 그 점포부지가격에 관한 실증분석이며, 소매기업의 점포부지가격을 높이는 기업부동산 경영 전략을 제시하였다. 본 연구가 소매기업이 국내 및 해외시장에서 갖게 될 경쟁 열위를 극복하는 데 유용하게 활용되길 기대한다. 점포부지가격에 정(+)의 영향을 미치는 점포 특성에 선택과 집중할수록, 소매기업은 더 높은 점포부지가격을 높일 것이며, 더불어 이는 자국 및 진출 해외시장에서 자리매김할 확률을 높일 것이다.

영문 초록

The purpose of this study is to analyze how the characteristics of stores of retailers influence the site price of store and to identify the influences by those store characteristics of study sample retailers on stores of transnational retailers. The main results of the analysis of this study are as follows. First, real estate-specific characteristics such as the scale of front roads, large stores, and single stores have a positive (+) influence on the site price of store. Second, location-specific characteristics such as subway lines, excellent trade areas, and commercial districts have a positive (+) influence on the site price of store. Third, management-specific characteristics of strategic choices such as stores in the metropolitan area and leased stores have a positive (+) influence on the site price of store. Fourth, price-specific characteristics such as the mid and long-term sites have a more positive (+) influence than the short-term on the site price of store. Last but not least, the characteristics of the stores of the sample retailers have differential influences on the stores of the transnational retailers. This study is an empirical analysis of stores and their site price of store. It presents corporate real estate strategies to increase the store site price of retailers. It is expected that this study will be useful and practical in terms of overcoming the competitive disadvantage that retailers will have in the domestic and overseas markets. The more selection and concentration on the characteristics of stores that have a positive (+) effect on the site price of store, the more retailers will increase their store price, in addition, it will increase the probability of embeddedness itself in the home country and overseas markets.
