사례분석을 통한 돌관공사 비용산정방법에 관한 연구

국문 초록

최근 대형화와 복합건물의 증가에 따라 기업에서 추진하는 건설공사들의 공사규모와 투입비용이 증가하고 있지만, 다양한 변수(기후, 노후, 장비 및 자재조달 그리고 안전사고 등)로 인해 예정된 공사기간이 변경되는 일들이 빈번히 발생되고 있다. 이 때 공사이행기간의 변경으로 공사를 변경된 기간 내에 끝내기 위해 계약자는 돌관공사를 수행하게 된다. 즉, 추가적인 인력과 장비를 투입함은 물론 연장근무, 야간작업 등을 통해 공기단축의 목적을 달성할 수 있으나, 이러한 돌관공사에는 상당한 비용이 발생하게 된다. 돌관공사 비용을 산정함에 있어 계약자와 발주자의 입장 차이는 매우 크다. 이에 본 연구에서는 공기준수 또는 공기단축을 위한 돌관공사 비용지급사례를 바탕으로 돌관공사 비용의 산정방법 및 문제점을 분석하여 합리적인 개선방안들을 제시하였다.

영문 초록

In recent days, as the demand for large and complex buildings increased, not only the rise of the construction project on a huge scale but also the increment of construction companies spending emerged. In spite of this fact, a wide range of variables such as climate, the status of building like shabby buildings, construction machinery and construction material supply, and accidents on the construction site contribute to frequent delays or frequent alternations of the construction schedule. The extension of time leads to schedule acceleration to fit within contractually required date in the contract. Namely, workforce, equipment, extended hours of work, night shift enable a contract to shorten the schedule. However, this process brings out considerable expense. In terms of the cost of accelerated schedule, there is a huge gap between a contractor and a client. This study aims at exploring rational methods to calculate the acceleration cost of a construction project by analyzing ways to calculate the cost and problems associated with schedule acceleration with various examples of the cost for schedule acceleration to shorten the execution time.
