외국인을 대상으로 운영되는 게스트하우스의 임대수익 영향요인

국문 초록

본 연구에서는 게스트하우스를 숙박시설로 선택하는 외국인 관광객이 늘어나고 있다는 점에서 게스트하우스의 객실요금에 영향을 미치는 요인들을 검토하고자 하였다. 이를 위해 대표적인 온라인 플랫폼인 ‘부킹닷컴’에 공개된 서울시의 836개 객실을 대상으로 실증분석을 진행하였다. 다중회귀분석을 실시한 결과, 지역특성으로 종로구에 소재하면 객실요금이 높게 나타났고, 상권특성으로는 인근 숙박시설 수와 유동인구가 적을수록 객실요금의 상승요인으로 분석되었다. 입지특성으로는 지하철역 거리, 백화점ㆍ면세점 거리, 관광명소 거리가 가까울수록 객실 요금이 높게 형성된다는 것을 보여주고 있다. 또, 건물특성의 경우에는 엘리베이터 수가 많고, 프랜차이즈 게스트하우스인 경우와 한옥인 경우, 객실요금에 정(+)의 영향력을 주는 것으로 확인되었고, 객실특성 및 서비스특성과 관련된 최대 수용인원 수, 객실 내 샤워실유무, 조식제공여부 등도 객실요금에 유의적인 영향을 미치는 것으로 분석되었다.

영문 초록

Many foreign tourists are choosing guesthouses for their accommodation. Therefore, in this study, we would like to analyze the factors that affect the guesthouse room rates. For this purpose, the analysis is based on 836 guest rooms that are linked to the online reservation site, ‘booking.com’. The result of multiple regression analysis shows that, in terms of regional characteristics, room rates are high when located in Jongro-gu. Secondly, the study shows that trade area characteristics such as lower accommodation and pedestrian traffic around buildings, increase the room rates. Thirdly, this study finds that the locational characteristics such as presence of subway stations, department stores, duty-free shops, and famous tourist attractions have significant effect on the room rate. Fourthly, the study confirms that the building characteristics such as the number of elevators, franchise guesthouse, and Hanok building style (traditional Korean-style house) have impact on the room rate. In addition, this study analyzes the number of maximum capacity, shower room, and breakfast service and have find that these characteristics also have a significant effect on the room rate.
