국문 초록

주택 투자자는 주택 공급시장의 중요한 투자자이자 임대차시장의 공급 및 운영자로서 의미를 둘 수 있다. 그러나 다주택보유가구의 사회적 역할에 대한 논쟁이 지속되고 있으며, 그간 실수요자를 대상으로 한 논의가 주로 이루어진 반면 가구의 주택투자수요에 대한 논의는 미흡하였다. 이에 본 연구는 가구가 주택을 구입하는 단계에 미치는 요인에 대한 영향력을 분석하고 주택의 소비수요와 투자수요 간 특성을 분석하였다. 분석결과 첫째, 우리나라 가구의 주택의 보유결정에 있어 소비 및 투자에 대한 동기는 누구에게나 존재할 수 있으며 다만, 개별가구의 경제적 여력이나 기타 사정에 따라 차별화되는 것으로 판단된다 둘째, 주택구입을 위한 예산제약을 완화수단으로 부모의 경제적 여력이나 대출금의 조달 및 상환능력은 가구의 주택 추가구입에 긍정적인 영향을 주는 것으로 분석되었다. 마지막으로 지역 내 주택매매가격과 임대료 수준은 가구의 주택 소비 및 투자 수요결정에 매우 중요한 요소로서 고려되는 것으로 나타났다. 이상의 내용을 종합해볼 때, 주택에 대한 투자수요를 억제하기 보다는 주택매매시장의 1차적 투자자임은 물론, 점차 증가하는 임대주택 수요에 대한 공급자로서의 사회적 역할을 부여함으로써 주택공급과잉이나 임대주택부족 문제에 대응할 필요가 있다.

영문 초록

Housing investors play an important role not only in the housing supply market, but also in the housing leasing market as suppliers and operators. However, until now, most studies have been conducted only on actual consumers, and the discussion on investment has been insufficient. Therefore, this study analyzed the characteristics of housing investment demand as well as the influence of major factors related to the purchase of households. The results of the analysis are as follows. First, the motivation for consumption and investment exists in the decision making of housing possession in Korea. In addition, decisions on housing possession of Korean households differ according to the economic power of individual households and other circumstances. Second, as a means of reducing the budget constraint for the purchase of housing, the economic power of the parents or the ability to procure and repay the loan has a positive effect on the purchase of additional households. Finally, the price and rent level of the local residence are considered as a very important factor in determining the housing consumption and investment demand of households. In conclusion, it should be recognized that demand for housing investment is the primary investor of the housing market and the supplier of increasing rental housing demand, rather than restraining housing investment demand. In addition, it is necessary to cope with the problem of housing oversupply and rental housing shortage by giving social role.
