국문 초록

본 연구는 2011년 1월부터 2015년 12월까지의 아파트 전월세 실거래가 자료를 토대로 ARDL모형을 설정하여 서울과 경기(20개시)지역의 전월세전환율과 시장금리와의 동조화 및 지역별 차이와 함께 네트워크 분석을 통하여 전염도를 실증 분석한다. 분석 결과 전월세전환율과 가계대출 금리 간에는 장기균형관계가 형성되어 동조화가 뚜렷하게 나타난다. 또한 동조화의 전 염이 하위시장별로 차이가 있는데, 그 하향추세의 중심은 강남, 송파지역으로 나타난다. 이는 아파트 전월세시장이 소득이득의 투자대상으로 준금융자산이라는 것을 함의하며, 아울러 아파트 매매시장에서와 마찬가지로 전월세시장에서도 강남 3구가 핵심적 역할을 하는 것으로 해석할수 있다.

영문 초록

This paper builds up ARDL models among the conversion rate of Jeonse to monthly rent, an interest rate for mortgage loans, Jeonse price index, Jeonse supply and demand index and a ratio of Jeonse to sales price and then empirically analyzes their long-term relationships in the Seoul and its adjacent Gyeonggi’s APT submarkets with the real transaction prices of Jeonse and monthly rent contracts ranging from 2011.1 to 2015.12. The research results show that there is a long-term relationship between the conversion rate of Jeonse to monthly rent and an interest rate for mortgage loans. However, some areas have no long-term relationships So, there exist differences in the conversion rate of Jeonse into monthly rent’s synchronization with market interest rates and its contagion effects. This implies that APT Jeonse and monthly rent markets could be considered as an investment target for income gains involving the nature of a quasi-financial asset. Moreover, as with the sales market of Seoul APT, the Seoul Gangnam area plays a pivotal role in Seoul and its adjacent Gyeonggi APT’s Jeonse and monthly rent market.
