영문 초록

The purpose of this study is to find the problems of multi-family housing management(MFHM) through the principal-agent theory and to suggest improvement alternatives. For this purpose, literature review, 29 cases of daily news associated with multi-family housing management problems and then expert meeting were performed. Considering principal-agent theory in MFHM, principal mean each resident group and agent mean special group(ex. resident representative committee, consignment MFHM company). In MFHM, many problems occurred from relationship between resident group and special group, are caused by adverse selection and moral hazard because of information asymmetry. To solve these problem, this study suggests following improvement alternatives: (1) release of the information, (2) to revitalize resident participation and resident education, (2) to establish external control organization.
