The purpose of this study is to analyze the influence of CBD accessibility, locationa1 and physical characteristics on the house price in Seoul Meσ'OJXllitan Area based on nthe location theory and hedonic approach. The findings of this study are as follows;
First, the estimated results of Seoul MetroJXllitan Model including three kinds of house, single family house, town house and apartment, show that the house prices of Seoul MetroJXllitan Area are affected by the distance from the house to Seoul City Hall. According to the results of estimation using negative eXJXlnential house price function, it was estimated that the gradient of house price function is -0.015, therefore, this finding means that the house price of Seoul Metropolitan Area is decreasing 1.5% every lkm from Seoul City hall.
Second, it was verified that the house price of the Seoul Metropolitan Area are affected by the accessibility to Kyong-Bu transJXlrtation corridor, Kyong-U transJXlrtation corridor and Kyong-Won σansJXlrta디on corridor. The accessibility to Kyong-Bu σanspoπation corridor, thus, location of Sung Nam City, Yong 1n City and Kwa Chun City has premium effects of the house price to Seoul City, and, on the other hand, Kyong-U transJXlrtation corridor and
Kyong-Won σansJXlrtaon corridor have decreasing effects of the house p끼ce to Seoul City.
A1so, the findings show that the location at the Kyong 1n Subway corridor, Eastem Coast Highway corridor, Kyong-U and Kyong Choon transJXlrtation corridor are not the factors affecting house price difference to Seoul City.
Third, according to the estimated results of single family house regression model, the CBD accessibility, distance from the Seoul City Hall to the houses, does not affect the difference of single family house price in the Seoul MetroJXllitan Area. A1so, it was verified that the location characteristics influencing the price of single family house are the distance from the house to the subway station, primary medical care institution and the number of facilities
emitting JXlllution material within Koo the houses locate.
There are two transportation corridor affecting the town house price in the Seoul MetroJXllitan Area, one is Kyong-Bu highway transJXlrtation corridor, the town house located at this corridor has JXlsitive location premium compared to locating at Seoul City, and the other is Kyong-U transportation corridor, locating at this transJXlrtation corridor is the cause of native location premium.
