영문 초록

Recent housing price has been skyrocketed very high in Seoul and other satellite cities, espacially in some Gangnam areas of Seoul. It is criticized that it creates many social problems like regional disparity between Gangnam and Gangbuk. Hence, it is necessary to find out what spatial diaparity patterns in Seoul exist. Analytical indices used in this study are divided into four sectors at ward level; housing and residential environment, socio-economic status, welfare nature, land condition. These indices reflect various aspects of deprivation focusing on the substandard housing market. Empirical analysis result shows that there are different characteristics in regional housing market. Based on this study, indices will be utilized for implementing and carrying out urban housing polices to improve substandard housing and deteriorated urban areas.
