This study was to question consumers" attitudes on the determinants of purchasing apartments, factors of surging apartment prices that the government and press pointed out. And, the purpose of this study was to analyze whether these would be difference in similarity and priority for the purchasing determinants between Seoul metropolitan area and non-metropolitan area. Also, this study was to find out the difference and common, and made it as implications of apartment supply policy.
This study has found out that the dwellers in the metropolitan area preferred the apartments equipped with larger acreage and excellent interiors, as it were, with residential quality. And, this study has shown that they did decision making for purchasing apartments rather than the investment or school district for residential movement upward. As to the supply of apartments at the metropolitan area in the future, it seems to need to absorb the part of making other imaginary demands by meeting their demands, making the facilities advanced, and residential space larger.
As to the dwellers at non-metropolitan area, this study has shown that they had priority of both similarity and priority of determinants for purchasing the apartments in factors in apartment prices. It was analyzed sensitive in prices rather than the apartments equipped with the investment value and excellent facilities. Therefore, this researcher seems to need a supply plan in harmony with purchasing power. As to the recent supply of local apartment. it was largely suggestive from the tendency of raising price for apartment housing by the advanced brand without making a judgment whether the apartment market corresponds to which market segmentation.
