주택연금 중도해지 후 담보주택 처분에 관한 실증분석

국문 초록

본 연구의 목적은 주택연금 중도해지자 중 재가입하지 않은 고령층의 담보주택 처분 결정요인과 매매로 처분하였을 때의 소요 기간 결정요인을 실증분석 하여 그 원인을 고찰하는 것이다. 실증분석 결과, 높은 연령, 근저당권 설정 존재, 높은 기준금리는 담보주택 증여 가능성을 높이는 요인으로, 높은 시세는 증여 가능성을 낮추는 요인으로 나타났다. 넓은 담보주택 면적, 종신지급방식, 정액형, 수시인출이 있고, 높은 월 지급금과 매매가격지수, 2013~2021년 해지 때는 담보주택 매매 가능성이 낮은 것으로, 높은 연령과 시세, 근저당권 설정 존재, 높은 기준금리는 매매 가능성이 높은 것으로 도출되었다. 매매 소요 기간을 단축하는 요인으로는 수도권 소재의 아파트이면서 매매가격이 높고, 근저당권이 설정되어 있으며, 2013~2016년에 매매한 경우인 것으로 추정되었다. 높은 연령과 매매가격지수는 반대로 기간이 늘어나는 것으로 나타났다. 본 연구는 생애주기에 걸쳐 축적된 고령층의 마지막 자산인 주택을 주택연금 중도해지 이후에 어떻게 활용하는지를 실증분석한 초기 연구라는 점에서 의의가 있다.

영문 초록

The purpose of this study is to empirically analyze the determinants of housing disposition among the elderly who did not re-enroll in the reverse mortgage after early termination. In addition, it analyzes the determinants of how long it takes to sell the house. Through the two empirical analyses, we examine the reasons for housing disposition and the factors that affect the time it takes to sell the house. The disposition of mortgaged houses is categorized into gift and sale, and the probability of gift or sale compared to retention is estimated using a multinomial logit model. In addition, the determinants of the time to sell were estimated using an ordered logit model. The results of the empirical analysis confirm that various factors affect the decision to give or sell a house and the shortening and increasing of the time period. The significance of this study is that it is an early-stage study that empirically analyzes how the last asset of the elderly, housing, accumulated over the life cycle, is utilized after the reverse mortgage is terminated.
