국문 초록

현재 국내에서 진행하는 도시재생은 인구감소와 구도심의 열악한 환경을 개조하여 주변의 환경과 함께 경제성을 확보하는 일자리 창출을 병행하여 도시의 재생을 추진하고 있다. 도시재생의 본질은 사회적, 문화적, 경제적 변화를 요구하여 보다 삶을 풍요롭게 하는 것이다. 그러나 현재 한국의 도시재생은 사회적인 면과 문화적인 면이 형식적인 이다는 지적이 많다. 경제적 측면은 매우 부족할 뿐만 아니라 민간자금과 기술력이 부족하다는 점이다. 때문에 현재 진행되고 있는 도시재생의 구조를 현실에서 보면 정부에서 각지자체에 선발 방식과 요건에 대하여 매년 제시하고 그 기준에 맞추어서 지자체에서는 주민에게 일정교육으로 진행하여 중앙에 제출하면 중앙에서 평가하는 시스템이다. 정부 주도의 한 개의 계획서 평가기준보다는 민간업체의 참여와 주체로 여러 개의 계획서를 평가하여 인정하고 민간의 자금이 도시재생사업에 활용되어야 재생의 지속성이 유지되리라고 본다. 본 연구에서는 도시재생의 선행연구와 법리적인 연구, 사례연구를 통하여 기존의 도시재생사업에 좀 더 활발하게 진행될 수 있도록 표본을 설정하여 검증을 통한 도시재생사업의 활성화를 위한 방향성 제시하였다.

영문 초록

Currently, urban regeneration in Korea is promoting the regeneration of the city by creating jobs that secure economic efficiency along with the surrounding environment by renovating the poor environment of the old city center and the population decrease.,The essence of urban regeneration is to enrich life by demanding social, cultural and economic changes.,However, many point out that the social and cultural aspects of urban regeneration in Korea are formal, not only in the economic aspect but also in the lack of private funds and technology.,Therefore, in the reality of the current urban regeneration structure, the government presents the selection method and requirements to each local government every year, and according to the standards, the local governments conduct a certain education to the residents and submit it to the center.,It is considered that the continuity of regeneration will be maintained only when the government-led evaluation criteria of one plan are evaluated and recognized by the participation and subject of private companies and the private funds are used for urban regeneration projects.,This study set up a sample to be more active in existing urban regeneration projects through previous studies, legal studies, and case studies of urban regeneration, and presented directions for revitalization of urban regeneration projects through verification.
