The purpose of this study is to analyze the effect of new Lotte World Tower development project on the nearby housing market. Using the apartment market data before and after the completion of Lotte World Tower, the effect on the surrounding apartment market was analyzed empirically. This study focused on Songpa-gu in Seoul, as the study area. The time span of the data was from 2010 to 2018, and the data was separately analyzed based on the year of 2015 when Lotte World Tower was completed. The analysis model was largely divided into the pre- and post-construction phases of Lotte World Tower to analyze the impact on the apartment market. A total of 22 variables were used to examine changes in the apartment market, including the actual selling price, public land, and the rental price of apartments. According to the analysis, three factors that affect apartment prices before the completion of Lotte World Tower are found to have a positive effect on the rate of increase in sales prices: the standard volume ratio, the ratio of land support and the rate of increase in jeonse prices. On the other hand, four factors were found to have negative effects: the average number of people, the distance to elementary and high schools and the elderly. Next, for factors that affect apartment prices after the completion of Lotte World Tower, two factors were analyzed to have a positive effect on the rate of increase in the sale price, and three factors were found to have a negative effect on the rate of increase in the sale price, including Average Number , Oldness , and Uniformity . Whether or not the Han River View has a positive effect on the rate of increase, while “Distance to Middle School , Nohudo and Distance to Lotte World Tower” have negative effects.
