영문 초록

Restructuring of the existing order of space for the pattern and structure of a city is required according to social and economic environmental changes and timely changes. Particularly, it is necessary to implement the urban environmental renewal project such as pursuing of planned urbanization to prevent the disorganized spread of urban fringe and the city and promote a sound high-intensity use of land at the same time by remodelling the old town underdeveloped by low-rise overpopulation and mixed use as a part of urban planning. It is inevitable to embark on the urban renewal project continuously for the growth and maintenance of a city but the project is stuck with multiple problems in its course of promotion. Especially, the project is impeded by the occurrence of such societal factors as the collision of values between publicness and profitability, extended enforcement of the project, hostility or conflicts between parties interested, and collapse of the previous community. This study identifies the present condition of each region surrounding Yongsan-Gu in Seoul and seeks for a more practical plan through surveys and statistical analyses by a group of urban renewal project specialists, and suggests improvements and implications based on the results. The purpose of this study is to draw a professional and realistic research subject on the systematic improvement of the urban renewal project of Yongsan-Gu and find its supplements and limitations.
