Despite that urban housing maximized the profit of housing operators and appeared as a relief pitcher who can solve lease and rent problems with its merits to provide a large quantity within a short period and the price index of monthly rent in Seoul dropped continuously with 101.6 in October in 2011 as the peak to 99.6 in October in 2012, it rather fetched down and deteriorated housing environment by mass-producing subminiature housings while it pursued profits only. Although urban housing is divided into housing, it is a problem because the standard of noise and the distance regulations between streets are not applied unlike public housing, and such side effects as an increase of a vacant room, parking, and crime prevention are growing. This study aims at contributing to the improvement of the housing condition of urban housing residents for a correct settlement of urban housing by studying preference characteristics of urban housing residents. Dobong-gu and Nowon-gu are selected in this study because they have not been studied yet in previous studies and are in the northern part of the Han River where it is populated largely by the people with low-income. Moreover, other residential requirements as well as the number of built households, business sites, and average construction months were similar between them until July in 2012. The statistical analysis results showed that a high ratio of respondents answered that a continued supply is needed for the supply condition of urban housing in Dobong and Nowon. It means that the demands for urban housing in Dobong and Nowon areas will continue in the future steadily. The parking lotproblem is a chronic issue of urban housing which requires to secure an enough space at the stage of supply. A plan for supply that can take flexible steps to ease the parking lot problem must be considered to supply and activate urban housing in the position of the consumer in the future.
