영문 초록

Industrial complexes in Korea contributed to the growth of national economy. However, expensive land prices of industrial estate restricted the development of the new industrial complexes. The main reason was the expensive compensation price. The purpose of this paper is to find the improvement of supply system in the industrial complexes. The supply price of industrial estate is consisted of ten factors : land compensation costs, development costs, capital costs and non-operation costs etc. Land compensation costs increased at higher rate than other costs and it shows that land compensation costs need to be controled by the public sectors. The land banking has been introduced to deal with high land compensation costs. Especially land banking system through the long-term perspective will be an effective alternative.
