영문 초록

The purpose of this research is to identify the facωrs affecting ψe differences m artment rent- price ratio in seo metropo~tan area. Based on the apartrnent rent-price ratio data collected for the fferent time s between 1989 and and sub-markets in Sea11 ， the study conducted regression ana1yses to identify the magnÎtud and strengths of 10 determinants of the differences in apartment rent- price ratio. The the research indicate lhat the artment rent-price ratio tended to be lower in the areas with high sales prices. ar、d it was higher in the areas with lower sa1es prices. The differen∞s in the apartment rent-price ratio were larger among peris than regional differences. The research also found that the m이 or factors affecting the rent-price ratio were quality of educational environmenl, munber of companies. total number of residence. widt.h of park area. size of apartment space, and number of bathroαns. These findings indicate that the apartment rent- price ratio can be an inrncator for diagnosing lhe real estate market conditions and be used for designing housing p이 lCy measures
