국문 초록
본 연구는 주택(아파트) 가격형성에 있어 양택론적 요소의 영향을 추정하기 위한 것으로 연구대상지역은 부산 최초의 계획지구인 해운대 신시가지다. 종속변수로는 평당가격을, 설명변수로서는 면적, 층, 방향, 소음, 조망, 브랜드, 지하철 및 근린공원까지의 거리를 선정하였다. 양택론적 변수로서는 배산임수, 포태법에 의한 득파, 입수룡, 동서사택을 선정하였는데 4개의 모형을 설정한 실증분석 결과 모든 부호가 일치하였다. 즉 면적, 층, 방향, 조망, 브랜드는 (+)의 부호가, 도로소음, 지하철역 및 근린공원까지의 거리는 (-)의 부호가 나타났다.
양택론적 요소, 즉 배산임수, 득파, 입수룡, 동ㆍ서사택 모두 부호가 (+)로 나타나 양택론적 속성이 주택의 평당가격에 유의미한 영향을 미치는 것으로 나타났다. 양택론적 속성에 있어 계수값은 양택내부구조에서 가장 중요한 비중을 차지하고 있는 동ㆍ서사택 변수가 가장 높았는데 배산임수와 득파 및 입수룡은 주택의 외부적 조건에 해당하지만 동ㆍ서사택은 대문, 안방, 부엌의 위치에 따라 결정되기 때문에 주택의 방향과 내부설계만 이 조건에 부합한다면 동ㆍ서사택을 적용할 수 있다는 점에서 향후 주택과 단지설계의 시사점이 될 수 있음을 함의한다.

영문 초록
The objective of this study is to estimate the effect of Yang Tak on the price determination of apartments. The Haewundae New Town apartments of Busan were selected as the study areas. Apartment price per pyung was used as the dependent variable in the hedonic model. Explanatory variables in the model were apartment size(pyung), floor number, direction, noise, view, brand, distance to subway and distance to nearby park.
Four YangTak(陽宅) variables are dummy variables: BaeSanImSu(背山臨水) which indicates the location of the apartment between river and mountain. DuckPa(得破) which indicates the direction of river, IpSuRong(入首龍) which indicates the relation between directions of mountain and river, and DongㆍSeaSaTak(東ㆍ西四宅) which consists of door, kitchen and main living room location.
Four YangTak variables were also included in the model to find their effects on the apartment price determination. Four different types of functional forms were estimated. All signs of explanatory variables including Yang Tak variables were found to be as expected. Especially the apartment with good Yang Tak values was estimated to command good unit apartment price. The results shows that Yang Tak is an important factor in the apartment supply and demand market of Korea.
