외장마감재가 중소형빌딩의 가격에 미치는 영향에 관한 연구

국문 초록

본 연구는 중소형 빌딩 가격에 영향을 미치는 요인들을 실증적으로 규명하고, 외장마감재에 따라 중소형 빌딩 가격의 변화를 분석하는 것을 목적으로 한다. 분석결과 상권이 있는 경우, 전면도로 폭이 넓을수록, 건폐율이 클수록 중소형 빌딩의 단위면적당 가격을 증가시키는 반면, 토지면적이 넓을수록, 지하철에서 거리가 멀수록, 용적률이 클수록, 기준금리가 높을수록 중소형 빌딩의 단위면적당 가격을 감소시키는 것으로 나타났다. 본 연구에서 중점적으로 살펴본 건물의 외장마감재에 대해 분석결과, 커튼월유리 마감인 경우에 석재 마감보다 단위면적당 가격이 높은 것을 확인하였으며, 반면 복합패널, 벽돌, 타일로 마감한 경우에는 석재 마감보다 단위면 적당 가격이 낮은 것을 확인하였다. 지금까지 고려되지 않았던 외장마감재가 중소형 빌딩의 가격에 미치는 영향을 처음으로 분석하였다는데 차별성이 있으며, 이로 인해 중소형 빌딩의 투자자와 소유자 및 디벨로퍼에게 투자 및 개발 의사결정시 실질적으로 유용하게 활용되길 기대한다.

영문 초록

The purpose of this study is to identify the factors affecting the price of small and medium size buildings and to analyze the change in prices of small and medium size buildings according to exterior finishing materials. The result of the analysis shows that in small and medium sized buildings in business district, larger width of the front road, larger coverage ratio and usage of glass exterior finishing have positive affect on the prices. On the other hand, larger land area, longer distance from subway stations, larger floor area ratio, higher base rate of BOK and usage of panel, brick and tile exterior finishing have negative impact on the prices of small and medium buildings. This paper is the first of its kind to analyze the implications of external finishing materials on the price of small and medium-sized buildings. It is expected that the results of the study will be useful for investors, owners and developers of small and medium-sized buildings in making investment and development decisions.
